Optimum MCM
Hollywood Hills, Los Angeles

Selling the view before the house exists.
Optimum MCM is a 9,200-square-foot residence on a private Hollywood Hills promontory, developed by Thornton Development Group and represented by Hollywood Estates. The home was designed around sweeping views across Los Angeles — from Downtown to the Hollywood Sign, Griffith Observatory and the San Fernando Valley. Aruni created the pre-market renderings that showed how those views would be experienced from the residence’s principal spaces while the property was still in development.
The property entered the market for pre-sale at $17.888 million, giving buyers a finished vision of the home well before photography was possible.

The Brief
Make the site legible before the house existed.
The residence occupies a promontory with long sightlines across both the city and valley. The visual work needed to do more than show rooms and finishes. It needed to make clear where each major space sits, what it looks toward, and why the setting is central to the value of the home.
The Visual Story
Every room had a view to sell.
The visual direction followed the orientation of the architecture closely, pairing the home’s principal spaces with the views intended to define them — from Downtown Los Angeles to the Hollywood Hills and the valley beyond.

The Market
The property entered the market before it could be photographed.
The completed renderings gave the development and real estate team a finished visual language for the residence while the project was still in development.
